Residential  and Pre-Purchase Inspections

During a home inspection, the inspector will examine the condition of the home's readily accessible systems and components. They will also take notes, photos, and provide a documented professional opinion on the home's condition.

An idea of what will be checked:

* Roof: The condition of the shingles, flashing, and overall structure

* Foundation: For cracks and uneven settling

* Windows and doors: For damage or need for replacement

* Appliances: Whether major appliances are working

* Heating and air conditioning: The condition of the HVAC system

* Plumbing and electrical: The condition of these systems

Mold and Radon Testing

A mold inspection generally includes a visual assessment of the property to identify any visible mold growth. Inspectors will look for damp areas using moisture meters.

On the other hand, a radon inspection focuses on measuring radon gas levels within the home using a specialized device. This inspection often requires testing in multiple locations to obtain an accurate reading. If elevated radon levels are detected, the inspector will provide recommendations for appropriate mitigation strategies.
